Las Vegas Vacation Home Rental – I’m moving with my family (husband, 2 kiddos, cat) to Las Vegas. It’s only for a year and we’d like to get into a small (2 bed) rental home or duplex or even an apartment. Preferably in Henderson. Can I use a real estate agent to help me find a rental? What does it cost? We’re going to Vegas in 2 weeks for a long weekend and need places to see. Thanks las vegas nv rentals!

Las Vegas House Rentals – I Need Advice Regarding Restructuring a Mortgage While Filing Bankruptcy?

Las Vegas House Rentals -  I have a somewhat complicated situation and would appreciate some serious, educated advice: My husband and I live in Las Vegas, NV in a home that has significantly depreciated since we bought it 4 years ago. We paid $570,000, and it’s now appraised at approx. $270,000 due to our lovely economy! We still owe $460,000, and we have an interest only loan that is coming to the end of the 5 year arm in a couple of months, so our mortgage is going to increase significantly! My husband also has a rental home that is worth what he owes on it. (We were just married, and all debts, etc. are in his name only) My husband is in the process of being sued for over $400,000 due to medical equipment that he leased for a Dr. he employed that has skipped town. He must therefore file for BK to avoid paying $400,000 for equipment he cannot use. My husband believes that our only option is to let our home go to the bank (ASC) and move into the rental home, but, we do not want to leave our current home! What are our options? Will a BK court allow us to restructure our current mortgage for the amount the home is now appraised? We haven’t missed a payment, and the bank won’t allow us to refinance now. And we’re afraid that if we stop paying on our current mortgage in order to get the bank to work with us, let the rental home go back to the bank, and file BK, that no bank will allow us to refinance/restructure because our credit will be destroyed, and then we won’t have any home at all! Las Vegas House Rentals – Am I Going to be Kicked Out of My New Rental Home?

Las Vegas House Rentals – On 4-16-09, I signed a 1yr rental agreement to a townhouse in Las Vegas, NV. The property manager required $700 deposit, $750 1st month. The house was in move-in condition & he allowed my family & I to start taken our things over there before 5-1(day the lease begins.) During this time, I made arrangements to have the utilities/mail switched over. However, the Water Co. stated that there is a bill past due since 11-2007 & they will not switch service until paid. Also, we had to get a new mail lock due to the previous tenants taking it. I tried to contact the Prop.Mang., left multiple messages, no return call in 3 days. I called him from a private # & surprise, he answered. I asked him about the water/mail, he said that the water bill is due to the previous owner, Amer.Equity, not paying & that his Co., RS Investment, bought the home so he will have “a talk” w/the water co. Also, he said he will get around to fixing the mail box.

I was worried something is going on, so I did a search, the address on the lease for the rental co. is bogus, the County Assesor’s office shows, filing activity recent in the last 4 months. Here is what it says(most recent 1st)….

Is he telling the truth about his Co. RS Invest. being the new owners? I thought that a Trustee Sale was a certified notice of an intent to auction in the next 14days?

Am I about to be kicked out? I just gave this guy $1450? If anyone can help me, please!!!!

Las Vegas House Rentals – Where Can I Get a New Mortgage on My Existing Rental Property?

Las Vegas House Rentals – A year ago we moved to GA from Las Vegas. Had trouble selling the Vegas home, so we kept it as a rental. We’ve now come to the end of our fixed term on that mortgage. Our mortgage company is not willing to refinance because it is a rental. We are not making any money off of this home, and are desperate to either refinance or get out. Any advice from you las vegas nv rentals?

Las Vegas Nevada Rentals – Avoiding Foreclosure for a Las Vegas Rental Property: The Home Owner’s Association Will No Longer Let Me Rent?

Las Vegas Nevada Rentals – I own a home in Las Vegas which i have as a rental property. I live in NY where I rent an apartment. The property was bought with the intention to rent it.  After purchasing the home I was made aware that I cannot rent the property out without board approval. My ARM was up last year, my payments have increased and now that my most recent tenant moved due to being laid off, the board is telling me that I have to go on a waiting list to be approved to rent my property again!!. My home is now vacant. I am losing lots of money. I want to avoid foreclosure. Is there any way that the home owner’s association board can be forced to allow me to rent if that would keep me from foreclosing? Are there any laws that may help me avoid foreclosing by allowing me to rent the property? Please help Las Vegas NV rentals!

Las Vegas Nevada Rentals – Does anyone know North Las Vegas Eviction Laws?

Las Vegas Nevada Rentals – Here’s the case the rental payment was sent via mail, (FIRST MISTAKE I KNOW SO PLEASE NO NEGATIVE COMMENTS!!!) and obviously the landlord hasn’t received it. When we went home last night the locks were changed and we weren’t able to get in. Is this legal? Can he do this? What do we need to do? We have proof of the money order but it’s in the house that we can’t get into!! Would someone please shed some light on this situation? I’ve tried searching for Las Vegas, Nevada Eviction Laws but no luck. My hubby is on his way to the courthouse now.  Is this the right way to go about it?

PLEASE! IF YOU HAVE SOMETHING NEGATIVE OR JUST TRYING TO GET 2 POINTS PLEASE GO SOMEWHERE ELSE. THERE ARE PLENTY OF FOLKS WITH 2 MUCH TIME ON THERE HAND THAT YOU CAN RESPOND TO. I am really looking for some good advice right now. Thank you!!!
In response to the 2nd answer, no there was not a rental balance. Rent was paid in full for last month and the money order we sent was for this month. We did not receive an eviction notice. Thank you that is where my hubby is on his way too.
Thank you all so much for your help!! This situation has been resolved and we’re back in our place. As for the landlord, he was extremely apologetic and claims he did receive the money for the rent – it was supposedly in his mailbox AFTER returning home from changing the locks! Go figure!!
